WE RESPECT THE GRIND

A community program without another HOA workload.

Brown Bear provides the program information and handles participating properties directly. Your association can support residents without collecting payments, measuring stumps or coordinating individual appointments.

01 / RESIDENTS

Offer a resident benefit

Once an authorized HOA program is established, participating homeowners receive preferred tiered pricing during the defined enrollment and service period.

02 / SCHEDULING

Keep administration light

We provide ready-to-share program information and handle resident questions, estimates, scheduling and payment. The HOA does not have to manage each homeowner’s job.

03 / COMMON AREAS

Simplify larger projects

Entrances, parks, trails, amenity areas and storm-related stump work can be reviewed under one association-approved scope, estimate and invoice.

Individual homeowners approve and pay for work on their own property. The association is responsible only for work it specifically authorizes on HOA-owned property.

A simple program from request to completion.

01

Request the program

An authorized HOA board member or property manager tells us whether the community needs a resident program, common-area work or both.

02

Confirm the plan

Brown Bear confirms the participating community, program pricing, resident signup deadline, communication plan and anticipated service window.

03

Share with residents

We provide ready-to-send information. The HOA may distribute it through its existing communications, or authorize Brown Bear to contact residents when an approved email list is provided.

04

We handle the work

Interested homeowners work directly with Brown Bear for estimates, approval and payment. After the signup period closes, we coordinate utility clearance and group participating properties into the planned service window.

THE HOA RESIDENT PROGRAM

Coordinated scheduling creates preferred pricing.

An active program is required.
HOA pricing begins only after Brown Bear establishes a dated program with an authorized association representative. HOA membership alone does not activate the program.

Residents work directly with us.
Homeowners request and approve their own estimates and pay Brown Bear directly. The HOA does not collect money or schedule individual jobs.

A focused service window.
Grouping approved work reduces repeated travel and setup, helping us offer preferred tiered pricing and additional savings on qualifying larger jobs.

CLEAR, SIZE-BASED PRICING

Measure the ground flare—not just the cut top.

Simple structure: HOA programs use tiered per-inch pricing based on each stump’s widest ground-level flare. Exact program pricing is provided when we establish your community plan.

Why pricing is tiered: Grinding area increases much faster than diameter—a stump twice as wide can involve approximately four times the grinding area. This helps us keep smaller and moderate stumps economical while pricing larger, heavier stumps fairly and predictably.

Standard-rate assumption: Stumps are cut flush or as close to ground level as practical. Excess trunk height, extended roots, difficult access and unusual scope may require separate pricing.

Measure the widest ground flare.Measure the wide orange line across the ground flare—not the shorter line across the saw-cut top.

Measure each stump separately. Even when a stump is cut flush, measure at ground level from the widest outside edge of the flare to the opposite outside edge.

Clear expectations make community projects easier.

Standard grinding and finish

Standard service includes below-grade grinding of the primary stump, normal root flare and typical adjoining visible roots within the agreed work area.

Grindings remain onsite and are raked and leveled, with a slight crown when appropriate for natural settling. Haul-off, imported soil, seed, sod and lawn restoration are included only when specifically quoted.

Access, utilities and obstructions

Each stump needs a safe route with at least 36 inches of clear gate access if applicable. Required SC811 clearance must be complete before grinding, and private irrigation, lighting, invisible fencing, septic components and similar systems must be disclosed and properly marked.

Brown Bear does not remove fences or access barriers. If embedded wire, fencing, rebar, concrete, piping, large rocks or another obstruction prevents safe grinding—or material extends beneath a fence, structure or hardscape—we grind as close as safely practical and some material may remain.

A few common HOA questions.

How does an HOA stump-grinding program serve individual residents?

The association establishes a defined program and shares the information with its members. Interested homeowners then work directly with Brown Bear for their estimate, approval, scheduling and payment. The HOA does not have to coordinate each property.

Does living in an HOA automatically qualify a homeowner for HOA pricing?

No. Preferred pricing is available only during an active program established in advance with an authorized HOA board member or property manager. Individual requests outside an active program receive standard residential pricing.

Is a minimum number of participating homeowners required?

No participation minimum is required after an authorized program has been established. Concentrated scheduling helps reduce repeated travel and setup costs, but the first qualifying participating home still receives the established program pricing.

Can the HOA request work in entrances, parks or other common areas?

Yes. If you know the approximate stump count and sizes, submit them along with any available photos and access information. If you’re unsure—or the property has a large amount of stumps—we’re happy to review the site and provide a clear scope and estimate for association approval.

Estimates are based on the information, measurements, access, terrain, and visible site conditions available when prepared. If onsite conditions differ—including stump size or height, slope, restricted equipment access, embedded materials, extensive roots, or underground utility conflicts—the proposed scope or estimate may need to be revised. Any necessary change will be explained for association approval before the affected work proceeds.

Who authorizes and pays for the work?

Individual homeowners authorize and pay for work on their own property. The HOA or its authorized management representative approves and pays for work on association-owned property.

How is pricing determined?

Pricing is based primarily on each stump’s widest ground-level flare, with consideration for quantity, stump height, access, terrain, extended roots and unusual conditions. Exact tiered pricing and any program promotion are confirmed when the HOA plan is established.

When can the neighborhood service window take place?

We establish a practical window with the HOA based on anticipated participation, required utility clearance, site readiness, availability and weather. Resident and common-area work may be coordinated together when practical.

Can Brown Bear help with other community service programs?

Stump grinding is our current HOA program focus. As Brown Bear expands its land and lawn services or coordinates with qualified local providers, additional seasonal community programs may become available. Ask about current or upcoming options.

What happens if an underground utility is near the stump?

Before grinding, required utility-locate responses and available markings are reviewed. Because estimates are generally prepared before utility locating is completed, they assume no underground facility overlaps or conflicts with the stump or required grinding area. If later utility markings show such a conflict, the estimate may be revised. Brown Bear Land Services may also limit the grinding depth, modify the work area, postpone the work until the conflict can be resolved, or decline that stump. Safety and utility-clearance requirements take priority over the standard grinding depth.

LET’S PLAN YOUR COMMUNITY

Request an HOA program conversation.

Authorized board members and property managers can tell us about the association, approximate number of homes, and whether the community needs a resident program, common-area work or both. We’ll follow up to confirm the appropriate program and next steps.

For an existing common-area project, provide the approximate stump count, sizes and access information when available. After submitting the form, photos may be emailed to info@brownbearlandservices.com or texted to 864-416-1339 with the association or community name. If you’re unsure—or the property has a large number of stumps—we’re happy to review the site and provide an estimate.

Does your community need other services such as gutter cleaning, lawn care, hydroseeding or pest control? Tell us what residents are asking for. As we develop additional service offerings and relationships with qualified local providers, we’ll be happy to keep your association informed about upcoming community program options.

Questions before submitting? Text or call 864-416-1339.

Enter an address within the community, such as the clubhouse, main entrance or a representative property address.
If you don't have the specific number, use your best guess for range of size.
Share any known stump count or sizes, affected common areas, recent storm damage, preferred timing or other helpful details. Best estimates are fine—you can email or text photos to assist, or we can review on scene to get accurate estimate if larger multiple stump job.
Describe where each stump is located. Example: “20 feet left of clubhouse” "Roughly 20 feet from front left corner of fence to tennis courts" If there are multiple stumps, describe each separately. This helps with 811 utility locations. If extensive number of stumps we can assist on scene to describe for utility location.
This helps us understand what additional community programs may be useful as our service offerings and local partnerships develop.

Submitting the inquiry form requests information or an estimate discussion only. It does not activate HOA pricing, authorize work, establish a service window, or obligate the association or its residents to participate. Any work later approved is subject to the accepted estimate and Brown Bear Land Services Terms of Service, linked at the bottom of this page.
